Eagle Hills Opens Maldives Waterfront Property Registrations

The developer lists serviced apartments, apartments and villas. Its public registration page does not give prices or a handover date.

Eagle Hills is inviting buyers to register interest in apartments and villas at Maldives Waterfront and Marina, with property management and leasing services included in the developer's published offering.

The company's Maldives registration website lists serviced apartments, apartments and villas. Both apartment categories have one-, two- and three-bedroom options. The villa categories are 250 square metres, 350 square metres and more than 400 square metres.

The public page reviewed on 25 September does not give unit prices, a payment schedule or a handover date. Its form allows prospective buyers to select a residence type and submit their contact details.

Eagle Hills says it will provide servicing and maintenance, alongside leasing management. The advertised facilities include a marina, shops, restaurants, sports facilities, wellness spaces and a beach.

The developer also promotes the Maldives Corporate Resident Visa on the page, describing renewable residency linked to qualifying investment. The visa is administered by Maldives Immigration under its published eligibility rules.

Residency requirements

Immigration's resident visa guidance, updated on 10 September, lists separate investment routes for corporate residency.

One covers a foreign investor who has invested at least US$1 million in the Maldives during the preceding three financial years. Another covers a foreigner maintaining a fixed deposit of at least US$250,000 in a Maldivian bank for five years.

A third route covers a foreigner who has invested at least US$250,000 in a government-approved project. That condition refers to an approved project; Immigration's general guidance does not identify the Eagle Hills offering by name.

Corporate resident visa applications are submitted through the government's oneGov service. The property interest form and the immigration application are separate processes.

The wider Ras Malé development programme began with the launch of reclamation at Fushi Dhiggaru Lagoon on 18 December 2023.

At the inauguration, the government described plans to reclaim 1,153 hectares and develop a city with housing and infrastructure. The announcement concerned the reclamation project and its planned scale.

Eagle Hills' current registration page presents its residential categories and services but does not publish a construction completion date. Buyers can register for a specific type of apartment or villa through the site's enquiry form.
